The work
Flat Roofing for Greenford homes
Greenford is a short run for us, so a look at a flat roofing job here is a visit rather than a day of travel priced into the quote. We work across UB6 and out into Ealing, Southall, Acton, Perivale, Wembley.
Almost every failed flat roof we look at has the same two problems: no fall, so water sits, and no insulation upgrade, so the deck stays cold and sweats. Ponding then finds the weakest lap, and the ceiling below tells you about it.
We rebuild flat roofs from the deck up. Firrings or a tapered scheme set the fall, insulation goes in to current standards where the build-up allows, and the covering is chosen to suit the roof: high-performance felt, EPDM rubber, or fibreglass where the detailing is complicated.

The options
Flat Roofing in Greenford: which system
We fit all of these across Greenford. Which one suits depends on the roof you have, the span, and what you want out of it - so here is the honest difference between them.
Felt (torch-on built-up)
Modern roofing felt is a polyester or glass reinforced bitumen membrane, torched down in two or three layers. Each layer breaks the joints of the one below, so there is no single lap for water to follow through the build-up.
It is a good choice on a roof with lots of penetrations, upstands and changes of direction, because it can be dressed into a detail rather than pieced around it. It is also the easiest covering to repair in ten years time.
- Underlay and cap sheet
- Two or three layers torched with staggered laps, mineral finish on top.
- Upstands and skirts
- Dressed at least 150mm up abutments, then tucked or flashed in.

EPDM rubber
EPDM is a synthetic rubber membrane supplied in wide sheets. On a typical garage or extension roof it goes down as one piece, bonded to the insulation or deck, with the edges dressed into trims and taken up the abutments.
It stays flexible in cold weather, it is not degraded by ultraviolet light the way old felt was, and because there are no joints in the middle of the roof there is nothing there to fail. Corners and outlets are made up with matching flashing pieces.
- Single-sheet membrane
- EPDM cut to the roof and bonded down, in one piece wherever the roof allows.
- Corners and penetrations
- Pre-formed corners and pipe flashings bonded and rolled.

Fibreglass (GRP)
A GRP roof is glass matting laid onto a prepared deck and saturated with resin, then finished with a pigmented topcoat. Because it cures as one shell there are no laps and no joints, and it bonds around upstands, kerbs and outlets rather than being dressed over them.
That makes it the covering to choose where a roof is walked on, where there are lots of penetrations, or where a balcony has to be watertight over a habitable room. It needs a dry, sound, correctly boarded deck to go onto, so preparation is most of the job.
- Laminate and topcoat
- Glass matting and resin laid to the specified weight, then a pigmented topcoat in your colour.
- Balcony detailing
- Upstands, thresholds and drainage outlets formed into the laminate.

Why TJM
Why Greenford customers use us for this
- Falls are formed properly, which is what actually stops a flat roof failing.
- Deck repairs are shown to you before they get covered up.
- Three systems offered, so you are not sold whichever one we happen to prefer.
- Extension and dormer roofs detailed into the main roof, not butted up against it.

The price
Flat Roofing costs
What flat roofing costs comes down to what you actually have, not a price list. Two jobs that sound identical can be an hour of work or a week of it, which is why we do not price roofing over the phone. We come and look, then put a figure in writing.
- Area, and how much of the deck needs replacing.
- The covering: felt, EPDM and GRP each price differently.
- Insulation thickness, and whether upstand heights allow it.
- The number of upstands, outlets and abutments to detail.
