The work

A new roof, built from the deck up

When a roof has had its last patch, replacing the covering costs less than another five years of call-outs. We strip the old tiles or slates, take the felt off and look at the battens and rafters underneath, because that is where the real condition of a roof shows.

From there the roof goes back together in the right order: breathable membrane, new treated battens, the covering you have chosen, and lead or proprietary flashings at every abutment. Ridge and hip lines are finished dry rather than bedded in mortar, so there is nothing to crack and drop out in a few winters.

  • Strip and clear

    The old covering, felt and battens come off and go straight into the skip, not onto your garden.

  • Timber check

    Rafters, wall plates and spar ends are inspected with the roof open. Anything soft gets reported before we cover it up.

  • Membrane and battens

    Breathable underlay and new treated battens, gauged to the covering so the tiles sit where they should.

  • The covering

    Plain tile, interlocking concrete, natural or fibre-cement slate. We fit what suits the pitch and the street, not one house spec.

  • Flashings and detailing

    Lead or approved alternatives at chimneys, valleys, abutments and around any roof window.

  • Ventilation

    Eaves and ridge ventilation set up so the roof space breathes and moisture has somewhere to go.

What new roofs costs comes down to what you actually have, not a price list. Two jobs that sound identical can be an hour of work or a week of it, which is why we do not price roofing over the phone. We come and look, then put a figure in writing.

  • Roof size and pitch, and how many valleys, hips and dormers it has.
  • The covering you choose: concrete interlocking, plain tile, fibre-cement or natural slate.
  • Access, and whether the scaffold needs a pavement licence.
  • Anything found once the roof is open, such as split rafters or rotten spar ends.

    We come out, get up where we need to, and tell you whether the roof needs replacing or repairing.

    A price in writing naming the covering, the access and what is included, so you can compare it with anyone else.

    Access and protection

    Scaffold goes up and the areas below get covered before a single tile moves.

  4. Step 04

    Strip, rebuild, clear

    The roof is rebuilt in stages so it is never left open, then the site is swept and the scaffold comes down.

How long does a re-roof take?

A straightforward terraced or semi-detached roof is usually about a week on site once the scaffold is up. More valleys, dormers and chimneys mean longer, and we give you the expected run of days with the quote.

Do I need scaffolding?

For a full re-roof, yes. Stripping a roof from a ladder is neither safe nor accurate, and the scaffold cost is written into the quote rather than added later.

Can you match the tiles on the rest of the street?

Usually. Many West London roofs are a recognisable pattern of plain tile or slate. If an exact match is no longer manufactured we will tell you at the quote stage and show you the closest current product.

Will a new roof need building control approval?

Replacing more than a quarter of a roof covering is notifiable work under the building regulations, so most full re-roofs are. Confirm with us at the quote stage how the notification is being handled on your job, because it decides what paperwork you end up with.

Can I stay in the house while the roof is replaced?

Yes. It is noisy and there is scaffold up, but the roof is never left open, so the house stays weathertight throughout. Cover or move anything stored in the loft, because stripping a roof brings down a lot of dust.
