Why chimneys leak
A stack is exposed on every face and above the roof line, so it weathers faster than any other brickwork on the house. Once the pointing has gone, water enters the joints, tracks down inside the stack, and appears as damp on a bedroom chimney breast.
The other half of the problem is where the stack meets the roof. Cement fillets crack, flashings lift, and back gutters silt up. Fixing the brickwork without fixing the lead, or the other way round, tends not to solve it.
- Brickwork and lead are dealt with together, since a leak usually involves both.
- Lime or soft mortar where the brick calls for it, not hard cement on soft London stock.
- Redundant flues capped so they stay ventilated but dry.
- Debris cleared from the roof and gutters afterwards.
