Why the foam has to come out
Spray foam was sold as insulation, but sprayed against the underside of a tiled or slated roof it does two harmful things. It seals the ventilation path, so moisture that used to escape now condenses in the timbers, and it hides the rafters and battens so nobody can see their condition.
That is why many lenders and surveyors treat a foamed roof as a problem to be resolved before a sale or a remortgage. Removal is a dirty, slow job done properly: strip the foam, clean the timbers back, and then tell you honestly what state the roof is in.
