Will the moss come back?

On a shaded or north-facing roof, yes, in time. Clearing it every few years is normal maintenance, and it is far cheaper than replacing tiles that have spalled from holding water.

Can you pressure wash it instead? It would be quicker.

We would rather not. High-pressure water strips the surface off concrete tiles, forces water under the laps and blasts out ridge and verge mortar. The roof looks clean and then starts leaking.

Do you apply a treatment afterwards?

We concentrate on removing the growth and clearing the roof and gutters properly. If you want a biocide treatment discussed, raise it when we quote and we will tell you honestly whether it is worth it on your roof.

Is moss actually damaging my roof?

It holds water against the covering, which matters most on concrete tiles and in frost, and it blocks gutters and valleys as it washes off. On an otherwise sound roof it is maintenance rather than an emergency.

What time of year is best?

Dry, still weather any time from spring to autumn. Getting it off before winter is the most useful, because it is frost on saturated tiles that does the damage.
